402 Roncesvalles Avenue
This transformative project merges two underutilized buildings into a vibrant addition to Roncesvalles Avenue, reinforcing the street’s historic character while supporting contemporary urban life. Through a careful process of adaptive reuse, Paul Raff Studio reimagines the mid-block property, extending its lifespan and unlocking new social and economic value.
The original heritage facade is restored and subtly reinterpreted. A cantilevered bay window projects over the street, bringing daylight deep into the interior while offering children framed views of the neighbourhood. This “jewel box” element introduces a sense of openness and connection, aligning the building’s renewed purpose with its urban context. A finely detailed awning provides shelter at the entrance and integrates laser-cut metal signage, contributing to a cohesive and legible street presence.
Inside, the plan is reorganized to improve flow, accessibility, and spatial clarity. A new stair, elevator, and rooftop access support inclusive use, while enhanced daylight and efficient systems improve overall performance and reduce long-term maintenance demands. Without expanding the building’s volume, the design increases usable area and accommodates a growing daycare community.
The result is a precise and enduring intervention that brings light, purpose, and renewed identity to a once-overlooked site.
